Start with the exact college, hospital or workplace you need to reach. This guide helps you turn that address into a rental search area, compare accommodation types, and check the journey and the agreement before you pay anything.
Quick answer: take the address from the institution’s own website, plot the whole journey from the entrance of each building you are considering, and time it at your real hours. Then decide between a hostel, a PG, a shared flat or a family rental, and get the terms in writing.
Which situation sounds like yours?
| If you are | What matters most | Start with |
|---|---|---|
| A college student | Distance to the campus gate, hostel availability, a budget you can fill in yourself | The college’s own hostel page, then the PG and shared flats guide |
| A family with school-age children | The school run, space, and a school you have confirmed | The school checking guide and the best schools guide |
| A hospital employee or trainee | The last service on your complete route after a late shift, and how early you must be in | The hospital’s HR or training office, then the local train guide and the NMMT bus guide |
| A patient’s family on a short stay | Being close to the hospital, and written cancellation and early-departure terms | The hospital’s patient help desk or medical social worker |
| Starting a first job | Whether your reporting location is confirmed in writing, and the commute | Your offer letter, then the IT companies and tech parks guide and the cost of living guide |
How to turn an address into a rental search area
- Get the address from the source. Take it from the college, hospital or employer’s own page, not a listing site, and note the entrance you will actually use. Navi Mumbai addresses use sector and plot numbers, and two places with the same locality name can be far apart.
- Plot the complete route. Start from the exact entrance of the building you are considering, and include the walk, the wait, any transfer and the final leg. Do not measure from the locality in general.
- Time it at your real hours. A map app’s estimate for a weekday at the time you will travel is planning information, not a promise. Where you can, make a trial journey before you sign.
- Check the last service on every leg. If you work shifts or have evening classes, confirm the last train, bus or connecting service, including the final connecting leg. Do not rely on a figure from a forum. The local train guide, the Navi Mumbai Metro guide and the NMMT bus guide explain what to check for each mode.
- Shortlist two or three localities, not one. Then compare the actual homes you can see in each. Our best areas guide compares the nodes, and the moving to Navi Mumbai guide covers the basics of settling in.
Examples: starting areas from published addresses
These addresses and hostel details come from each institution’s own site. The starting areas are only the places named in those addresses, to give your search a first point. They are not rental recommendations, and nothing here says an area is cheaper, safer or within a set walking time. Hostel places, fees and rules change, so confirm with the institution. If you own a flat and are thinking of letting it, see our owner’s net yield guide.
| Institution | Address on its own site | Starting area to investigate | Accommodation information or next enquiry | Main check |
|---|---|---|---|---|
| Terna Engineering College | Plot 12, Sector 22, opposite Nerul Railway Station, Nerul (W) | Nerul West, around the college’s Sector 22 address | A hostel page for boys and for girls, with capacities listed | The campus entrance you will use and the walking route; the hostel allotment rules |
| Bharati Vidyapeeth College of Engineering | Sector 7, CBD Belapur | Sector 7, CBD Belapur | A hostel page describing a hostel with a mess | The college gate, whether a hostel place is available for your course and year, and the journey |
| Pillai College of Engineering | Plot 10, Sector 16, New Panvel | Sector 16, New Panvel | A hostel facility page, with the girls’ hostel in Sector 16 and the boys’ hostel in Sector 13, Khanda Colony | The hostel addresses differ from the college address, so plan the journey to the right one |
| Fr. Conceicao Rodrigues Institute of Technology | Agnel Technical Education Complex, Sector 9A, Vashi | Sector 9A, Vashi | Enquire with the admissions office | Whether hostel places exist, and where students usually rent |
| Datta Meghe College of Engineering | Plot 98, Sector 3, Airoli | Sector 3, Airoli | Enquire with the admissions office | Whether hostel places exist, and where students usually rent |
| ACTREC, Tata Memorial Centre | Plot 1 and 2, Sector 22, Kharghar | Around its Sector 22, Kharghar address | The Asha Nivas patient hostel on the campus | Eligibility for patient accommodation first, then the exact hospital entrance and the journey |
If you are a student
Check the college’s own hostel page first. A campus hostel may reduce your journey, but check where the hostel is in relation to the teaching buildings, and its access hours. The college can tell you the fees and the rules. If there is no place for you, a PG or a shared flat is the usual next step, and the PG and shared flats guide covers areas, the booking checks and how to choose flatmates. Compare the full journey to the campus gate with a map before you decide on cost alone.
If you have school-age children
Confirm the school before you confirm the flat. Ask the school what its admission rules are and what it accepts as proof of address, because the answer decides which areas are practical. The school checking guide explains what to check about a school, and the best schools guide lists options. Then plan the daily school run, including the return journey, and look for a flat whose building and sector you can reach on foot or by a short ride.
If you work at a hospital
Shift timings change the question. A late finish or an early start means the first and last services on your whole route matter more than the average commute. Ask the hospital’s HR or training office whether it has staff accommodation or knows where staff usually rent, and check the complete route from the hospital entrance to the flat, including the last connecting service, before you sign. The hospitals guide lists the major hospitals and where they are.
If you are staying near a hospital with a patient
Ask the hospital’s patient help desk or medical social worker before you look elsewhere. At ACTREC in Kharghar, for example, the accommodation page describes Asha Nivas, a patient hostel on the campus for patients and their attendants. It says rooms for general category patients are provided at subsidised rates, allotted on referral by the treating doctor and based on availability, and that a medical social worker can guide you. For other hospitals, ask whether they offer accommodation or can help you identify some.
If you rent a flat for a short stay instead, get a written agreement and a receipt for every payment, as you would for any rental, and ask what happens if the treatment plan changes and you leave early.
If you are starting your first job
Confirm your reporting location in writing before you rent. A job post can mention Navi Mumbai while the reporting location is somewhere else. The IT companies and tech parks guide explains how to check this, and the cost of living guide helps you plan your monthly costs. Consider whether a PG or a shared flat with suitable notice terms would help while you confirm your reporting location and routine.
Before you shortlist, write down:
- The confirmed office building and the entrance you will use
- Your reporting days and shift times
- Whether the employer offers transport, and from where
- The transfers on your route, and the journey after a late finish
Before you pay anything
Hostels, PGs and institutional stays have their own terms. The points below apply fully to a flat or a PG agreement, and in part to a hostel allotment, where you should ask for the written rules and the refund terms.
- See the place in person where you can, or ask a trusted representative to. A live video call can show you the room, but it does not prove that the person has the right to let it, and you should not pay a deposit or advance for a room you have not seen.
- Check who has the right to let it. Ask to see proof that the person offering the flat owns it or is authorised to let it.
- Get the terms in writing: the rent, the deposit amount, the conditions and timing of its refund, any deductions, the notice period and any lock-in.
- Registering the agreement. Maharashtra has an official online service for registering leave and licence agreements at the Department of Registration and Stamps portal. The rent agreement registration guide explains the steps and the stamp duty.
- Tenant information is a separate step. Check the current tenant information requirements for the police jurisdiction that covers the property, starting with the Navi Mumbai Police tenant information page, and see the police verification guide. Submitting tenant information is not the same as registering the agreement.
- Keep a receipt for every payment and a photo record of the room on the day you move in.
- If you have been cheated of money, for example by paying a deposit for a flat that did not exist, report it on the National Cyber Crime Reporting Portal or call 1930. That channel is for financial cyber fraud, not for an ordinary disagreement with a landlord.
Commute and cost worksheet
Fill this in for each flat you see. Use real listings and real journeys, and leave a row blank until you have a real figure. Keep the refundable deposit, the one time costs and the monthly costs separate, and do not add them into a single monthly figure.

Frequently Asked Questions
Which area is best to rent near a college in Navi Mumbai?
It depends on the college and on the entrance you will use. Take the address from the college’s own site and plot the whole journey from the entrance of each building you are considering. For example, Terna Engineering College’s site gives its address as opposite Nerul Railway Station, which makes Nerul West a starting area to investigate.
Do colleges in Navi Mumbai have hostels?
Some publish hostel pages. Terna Engineering College, Bharati Vidyapeeth College of Engineering and Pillai College of Engineering each have one on their official sites. Whether a place is available for your course and year, and the fees, you need to confirm with the college.
Where can a patient’s family stay near ACTREC in Kharghar?
ACTREC’s own accommodation page describes Asha Nivas, a patient hostel on the campus for patients and attendants. It says rooms are allotted on referral by the treating doctor and depend on availability, and that the medical social worker can guide you.
Do I need a registered agreement for a rented flat in Navi Mumbai?
For a letting or leave and licence agreement covered by Section 55 of the Maharashtra Rent Control Act, 1999, the agreement must be in writing and registered. The section places responsibility for registration on the landlord. Confirm the applicable arrangement before you sign, particularly where the accommodation is a hostel, a PG or an institutional stay. Our rent agreement registration guide explains the steps and the stamp duty.
What should I check before paying a deposit?
Inspect the place in person where you can, or send a trusted representative, because a video call does not prove the person can let it. Confirm their right to let it, and get the deposit amount, refund conditions, deductions, notice period and any lock-in in writing. Ask for a receipt for every payment.
How do I know if a flat has a good commute?
Plot the whole route from the exact building entrance, including the walk, the wait, any transfer and the final leg. Check the services at your real start and finish times, treat a map estimate as planning information, and make a trial journey before you sign where you can.
Is it better to rent near work or near the station?
Compare the complete journey for each property. Living near work may remove a transfer, while station access matters if your journey uses rail. Include walking, waiting, transfers and the final leg, and check services at your actual start and finish times.
